Will the property be gated or have secured access?

Perimeter fencing will be provided as well as gates at each entrance into Westfield Commerce Park.

Are there architectural guidelines or restrictions on what can be built?

There are no specific architectural restrictions, however, all buildings are subject to the approval and guidelines of the Ministry of Public Works.

What usages of land are permitted or what is not permitted?

The lots are zoned as light industrial commercial which can include single retail or single warehouses etc. The following will NOT be permitted: single or multi family residential dwellings, hotels, mini self-storage businesses, multi-unit retail strip malls or plazas (more than two units) etc. More details will be provided prior to entering into a formal Sales Contract.

What are the setbacks?

The Ministry governs this process and it is typically 25 ft. on the front, 20 ft. on the back and the sides can vary from 10 ft. to 15 ft. depending on the building’s height. Owners would be responsible for having their own plans approved.

What is the payment timeline for interested buyers?
After the signing of an offer letter, 10% of the cost will be due and the remaining balance of 90% will be due upon closing
What is the estimated completion timeline?

Civil infrastructure will be completed within 9 months, however, lot owners can commence construction after receiving an approved building permit from the Ministry of Public Works.

Is there a build compulsion?

The build compulsion is 5 years.
